buying beach front lots...

i'm thinking about my some beach front property (lots). not looking to spend a boat load of cash (between 5k-50k) but would like something nice, safe, and good upside in terms of a investment. i'm looking in mexico, belize, basically anywhere in the carribean or mexico. was hoping i could get a few links on this subject or some good advice.

World wide, hit up ebay. I have seen some really nice places there in Belize, costa rica, pretty cheap compared to the USA beach homes.
